Terms and Conditions of Sale

Article 1. Applicable Regulations

These terms and conditions are an integral part of the accommodation contract, which falls under the serviced residence framework. As such, no extension of stay can be requested after the contract ends. However, the residence can be used as a main address for students. These terms prevail over any other conditions.

Article 2. Reservation

A reservation at a UXCO Student residence is only valid after approval by GLOBAL EXPLOITATION. It requires payment of application fees and a security deposit, collected upon signing the lease (depending on the stay duration). The deposit is refunded only if no damage is found at the end-of-stay inspection and all dues are paid.

The deposit is refunded within one or two months after departure in accordance with legal provisions. Acceptance of the application is entirely at the discretion of GLOBAL EXPLOITATION.

To be final, the reservation must be backed by a guarantor (physical or bank), or an advance payment. Other arrangements may be possible through corporate partnerships.

Different conditions may apply to promotional rates. In such cases, the specific conditions shown with the rate will take precedence.

Cheques are not accepted.

Article 3. Pricing

Prices include accommodation only. Optional services are not included. Rates may change without notice.

Prices are calculated with 10% VAT and are subject to change. They do not include residence tax or waste collection fees.

Administrative fees may be charged (see posted rates in accordance with the law). Payment must be made within the first five days of each month.

In case of non-payment, the debt will be claimed from the guarantor. Any outstanding amounts can be collected by legal means. The accommodation is considered occupied until the exit inspection is completed and keys are returned.

Article 4. Reservation Modification or Stay Duration

Any changes or cancellations must be made in writing (email, fax, mail) and may incur additional administrative fees.

Cancellation fees:

  • Within 7 days of booking: No fees

  • Up to 1 month before arrival: 50% of admin fees

  • Up to 15 days before arrival: 100% of admin fees

  • Up to 7 days before arrival: 100% admin fees + ½ month rent

  • After the planned arrival date: 100% admin fees + 1 full month rent

Visa refusal:

  • Up to 15 days before planned arrival: Free cancellation

  • Between 14 days and planned arrival: Admin fees charged, but deposit and 1 month rent refunded

  • After arrival date: Admin fees + 1 month rent charged; deposit refunded

Extensions may be granted based on availability and at GLOBAL EXPLOITATION’s discretion, but not necessarily in the same apartment or at the same price.

Article 5. Resident’s Obligations

The resident must have liability and rental insurance (required for stays of 6+ months). Proof must be provided on request.

If proof is not provided within one month after notice, the lease may be terminated due to lack of insurance.

Only the resident may occupy the unit. It cannot be sublet, even briefly, without written consent from GLOBAL EXPLOITATION.

Visitors must present ID to the caretaker and justify their presence. No mail may be received for third parties. The resident must update their mailing address upon departure.

The apartment is provided in good condition. The resident must use it responsibly and respect the premises, staff, and other residents (including limiting noise after 10 p.m., indoors and outdoors).

A move-in inventory will be completed on arrival, and another upon departure. If not scheduled, an independent bailiff will be appointed, and fees shared between landlord and resident.

Any damage or missing items will be invoiced. Waste must be disposed of daily in provided containers. The premises must be used peacefully and in accordance with French laws and moral standards.

GLOBAL EXPLOITATION is not liable for theft within the residence, including common areas and parking. Residents must lock their doors and report any incidents to the caretaker.

Residents must verify the inventory within 4 hours of arrival and report any issues.

On departure, the apartment will be inspected, and any damage or uncleanliness may be charged.

The landlord reserves the right to access the apartment for maintenance, safety, hygiene, or regulation enforcement. Unauthorized signage is forbidden.

Article 6. Complaints

Any complaint should be directed to GLOBAL EXPLOITATION or the residence manager so that a prompt solution can be provided.

Phone/postal costs related to complaints are not covered, even if justified.

Article 7. Liability

GLOBAL EXPLOITATION is not liable if the resident exceeds the apartment’s occupancy limit.

Hotel-related civil code articles do not apply. Residents are liable for any damage they cause. Lost/damaged keys will be replaced at the resident’s expense.

Keys may not be duplicated or handed to anyone else. Lock cylinders may not be changed.

Electronic keys/codes must not be shared or lent.

Article 8. Termination / Sanctions

Any breach of obligations or inappropriate behavior disturbing others may result in immediate contract termination. The resident must vacate the premises immediately, with possible assistance from law enforcement.

Article 9. Renewal

A lease can only be renewed if the resident has paid all dues and complied with the contract and internal regulations.

Article 10. Modification of the General Terms and Conditions of Sale

GLOBAL EXPLOITATION reserves the right to modify these GCS at any time. Any modification will be notified to users by an appropriate means (publication on the Site, e-mail, etc.). Use of the Site after modification constitutes acceptance of the new GTCS.

Article 11 – Applicable law and competent jurisdiction

These GCS are governed by French law. In the event of a dispute, the parties undertake to seek an amicable solution before taking any legal action. If no agreement can be reached, the dispute will be referred to the competent courts in Montpellier.

3. Liability Limitations

Users may post questions or testimonials on the site. We may remove any content that violates French law (especially data protection laws). We may also pursue legal action in cases of racist, abusive, defamatory, or pornographic content.

We are not responsible for the content of external sites linked from our site.

4. Intellectual Property

All content on www.uxco.com (images, text, logos, software, etc.) is protected by intellectual property rights.

Reproduction or modification is prohibited without prior written permission. Unauthorized use constitutes infringement and may lead to prosecution under French IP law.

5. Personal Data

The site collects and processes personal data in compliance with the GDPR and applicable French law.

These TCU are governed by French law. In case of dispute, the parties agree to seek an amicable resolution. If no agreement is reached, disputes will be submitted to the courts of Montpellier, France.
