Who we are
Welcome to UXCO Student! All our residents are members of the community.
The vast majority of our residents are students and young professionals, but all requests are reviewed based on the specific conditions of each location.
Shared accommodation is allowed in UXCO Student residences (depending on the size of the units and applicable regulations).

Booking
All the info about your future apartment
To check the availability of UXCO Student residences, simply go to the page of the residence you’re interested in and click on the “View availability” tab.
You’ll find the rent prices on each residence’s page under the apartment details. The file fee and security deposit amounts are also provided during the booking process. Please note these prices reflect the current rates at the time of viewing and may change by the time you submit your application.
Yes, at any time by appointment with the Residence Manager:
- All you have to do is select the residence on our website using our search engine.
- Go to the ‘Contact Manager’ tab at the bottom of the page.
- Contact the residence manager directly to ask about the possibility of visiting the residence.
You can also visit without an appointment during the ‘Open Days’ organised for this purpose. Find the dates in the News section of our blog.
UXCO residences are open all year round, and move-ins can happen at any time (depending on availability and residence conditions).
You can book your future apartment directly online. On our website:
- Choose your residence using our search engine
- Click on “Check Availability”
- Select the apartment that suits your needs and preferences
- Add a few extra services if needed
- Fill out the tenant and guarantor forms – and that’s it!
It’s super simple and only takes a few clicks. This service is free of charge.
July and August are the most popular move-in months. There’s no specific deadline, but we recommend starting your search early and submitting your complete application quickly to secure your spot.
When booking, you can upload all required documents. You can also email your application documents directly to the residence manager. The email address is listed on each residence’s information page.
If you are an international student, you don’t need to have your documents translated. You can send us the originals to save on translation costs.
In that case, you can include a housing certificate written by one of your parents in your application. Feel free to ask us for a template.
No, this won’t prevent you from booking, as long as you provide the proof as soon as you receive it.
You’ll need to pay the file fee before signing the lease to confirm your booking (File Fee – one-time payment). The first month’s rent and the security deposit are due after signing the contract (Security Deposit – one-time payment, refundable under certain conditions within one month of departure, or two months if charges apply).
For any information or booking request, the residence manager will respond within 48 hours (excluding weekends and public holidays).
The first month’s rent is due in full, regardless of your move-in date. A prorated rent is then calculated based on your actual days of occupancy for the following month.
Arrival
Getting your keys
The inventory report is a document prepared between the resident and UXCO Student. It is completed when the resident moves in and again upon departure. Issued in several copies and given to each party, it must be kept throughout the rental period.
The move-in inventory is carried out on the day the keys are handed over (not necessarily on the day of signing the lease). It records the condition of the unit when the resident moves in.
When moving out, the inventory report describes the condition of the apartment at the end of the lease. It confirms that residents who have maintained their unit return it in good condition to UXCO Student.
A dishware kit is provided in all UXCO Student apartments. On request, we can also provide a disposable linen kit (price upon request).
Housing assistance
APL ? ALS ? TGV ? RTT ?
When applying for housing assistance, you’ll need to provide the following documents:
- A copy of your ID
- Proof of your student status
- Proof of income, or if you have none, a sworn statement confirming you received no income in the previous year
- Your bank account details (RIB) if you want the assistance to be paid directly to you
- Your CAF beneficiary number, if you already have one
Tips: Like many administrative procedures, processing by CAF takes time. We recommend preparing your application as early as possible to start receiving assistance quickly.
Note: The first month of your lease is considered a “waiting month” – housing assistance is not granted or paid during this period. Housing Assistance is paid in arrears (e.g., assistance for September rent is paid in early October), starting from the 1st day of the month following the date you meet all conditions. Example: If you move in on September 25, you’ll be eligible for assistance starting October 1, paid in early November.
All our residents may be eligible for Personal Housing Assistance (APL) or Social Housing Allowance (ALS). You can find all the relevant information in our Student Rental Budget section.
Yes, you can benefit from Locapass assistance. The Locapass advance helps finance your security deposit. It’s an interest-free, fee-free loan repayable over a maximum period of 25 months.
The housing assistance is paid to the resident (or to UXCO Student in the case of subsidized residences).
Rent
Charges, taxes, insurence et guarantors
The monthly rent includes:
- Use of the accommodation
- Cold water consumption
- Internet access
- Access to the residence’s facilities (fitness room, sauna, etc.)
- Loan of household appliances (vacuum cleaner, iron, raclette machine, etc.)
- Access to the common room (with reservation)
“cc” means charges included. These charges vary by residence and are specified on each residence’s description page.
The security deposit usually amounts to just under one month’s rent and can be fully refunded at the end of the lease, within a maximum legal period of one month, provided there are no damages. If additional charges apply, the refund period may extend to two months.
File fees cover the costs of the visit, file processing, lease drafting, and the initial inventory report. They are paid only once, upon signing the lease.
A guarantor is a person (individual or legal entity) who agrees to pay the rent and any charges if the tenant is unable to do so. The guarantor must be financially solvent, meaning they must prove they have sufficient income to cover this responsibility. Typically, the expected income is three times the amount of the rent.
Your guarantor must be a French tax resident. If you don’t have a guarantor in France, you can contact the manager of the residence (contact details are listed on the residence page) or the UXCO Student team to find a suitable solution.
Rent must be paid before the 6th of the month. If it’s not paid by then, a first reminder is sent by mail free of charge. A second reminder is sent on the 16th by standard mail and is charged at €10. A formal notice is sent on the 26th by registered mail and costs €30.
Equipment
Everything you need, right where you need it
All UXCO Student apartments are furnished, equipped, and arranged with:
- A kitchenette with storage units, microwave, fridge, cooktop (electric or ceramic), and sink
- A bathroom with shower (or bathtub), vanity unit with sink and mirror, toilet, and towel dryer (depending on residence)
- A sleeping area (with or without a separate bedroom depending on the layout), including a bed (varies by apartment and residence), table with chairs, desk with storage, wardrobes/shelves/wall closets with hanging rails, and a bedside table
Apartments in UXCO Student residences are rented furnished, so you are not allowed to remove any furniture from the unit. However, you are free to rearrange the furniture as you like. Before you move out, everything must be returned to its original position.
Services
Everything you need ai your fingertips
The services offered by each residence are listed on its description page. There you’ll find both included services (internet, reception, bed linen kit, etc.) and optional services (laundry, parking, cleaning services, etc.).
All UXCO Student residences (except the Arc-en-Ciel residence in Montpellier) are equipped with internet via Wi-Fi or Ethernet cable. We strive to provide a high-quality service and are pleased to offer it to our residents.
Residence life
Good vibes and great people
At UXCO Student, small pets are allowed. As a precaution, a security deposit will be required to cover any potential damage.
Any short-stay booking request (less than one month) can be made by sending an email to contact@uxco.com. We will do our best to offer a preferential rate depending on availability, residence, and season.
The house rules are posted in each residence. For more details, feel free to speak directly with your residence manager.
All UXCO Student residences are non-smoking. For hygiene, safety, and neighborly respect, we kindly ask you to follow this rule. If cleaning or painting work is required due to smoking, charges will apply.
In all UXCO Student residences, the manager is available during office hours and by appointment. The schedule is posted and available in each residence.
Departure
All good things must come to an End
If you wish to leave your apartment before the end of your lease, you must send your notice respecting the legal notice period (1 month from receipt of the notice):
- By registered mail with acknowledgment of receipt to the address of your residence
- By handing it directly to your residence manager
You will then receive confirmation of receipt of your request.
You may keep your rental over the summer. Rent remains the same during this period (depending on the residence). Keeping your apartment allows you to avoid paying new application fees and repeating entry/exit inventories.
If you are already a UXCO Student resident and want to book another residence, file fees may be waived depending on the residence, as long as there is no gap between contracts (subject to availability). To find out if your future residence offers this, contact the residence manager directly.
The legal timeframe for refunding the security deposit is one month from the end date of the notice period (if the exit inventory matches the entry inventory). If charges apply, the refund may take up to two months.
All routine maintenance repairs are the responsibility of the resident. Click here to read decree 87-712 of 26/08/1987 on tenant repairs.
Repairs due to abnormal use are also the resident’s responsibility.
The landlord covers major repairs, and those resulting from wear and tear, construction defects, or force majeure, such as:
- Roof or terrace waterproofing repairs
- Bringing electrical or plumbing systems up to code
- Replacing the boiler, water heater, flush, or doors that are unusable due to age
- Replacing old wallpaper or carpets
- Repairs due to construction defects or poor workmanship
